Preparing Property:

Prior to putting it into market, one of our in-house inspectors will visit your property in order to assess the condition and specify possible hazards or potential problems if any. A detailed report with digital photo documentation will be provided for your review including recommendations for repairs or upgrades to improve the attractiveness of the property to prospective tenants. Necessary maintenance and a thorough cleaning will also be conducted before the property is rented to the prospective tenant. The ability to command optimum rents depends not only the desirability of the location and condition of the property but also on the first impression the prospective tenant will have.

Property Evaluation and Market Analysis:

In order to ensure that your property is rented at the maximum possible amount within the minimum days of vacancy, we will conduct a detailed analysis of the neighborhood and similar properties in the market. To be able to assess the impact of future trends on rental prices, our analysis include the current state of the economy, supply and demand, neighborhood amenities and facilities and the planned projects. Our rental agents consistently cover most areas of Istanbul and always keep current on the rental market in Istanbul.

Marketing Efforts:

We will submit ads on internet websites, post signs on the property if appropriate, place newspaper ads and work with 3rd party brokers to ensure the property is rented within the minimum period of time.

Qualifying Tenants:

Our screening process is designed to ensure that the most qualified tenants in the market are chosen for the possession of the property during the time of the contract. Our screening process includes contacting past landlords for rental history, inspecting employment history for income verification and checking the integrity of all documents submitted by the prospective tenant.

Preparing Rental Agreements:

Our lawyers will craft a customized rental agreement to ensure all clauses and provisions are included that may be unique to any property.

Legal Support:

In case of non-payment by the tenants, our in-house lawyers provide the legal support necessary including issuing notices, sending summons, file for eviction cases, and appear in court on behalf of the property owner.

Repair and Maintenance:

If the property is a single unit apartment within a building, according to common contracts in practice, usually the tenant is responsible for general maintenance and service charges. However, the landlord will still be responsible for major upgrades, renovation or restoration charges. Oypro will attend the building’s management meetings on behalf of the landlord to ensure that the rights of the landlord is protected and most efficient decisions are taken.

For single-family houses, Oypro provides repair and maintenance services through its vendors and reflect the charges to the property owner with no mark-ups or handling fees. The property manager can be reached 7 days a week and will immediately direct the proper vendor for any repairs necessary. Due to our long-term relationships with our vendors, we can ensure that the repair will be handled at the lowest costs in the industry.

Rent Collection and Monthly Statements:

The rent will be collected on the first of each month. The rent is transferred to the landlord’s bank account and a detailed monthly statement is e-mailed before the end of first week.

Tenant Relations:

Because agent/tenant relationship is crucial to any property’s success, a property manager will be assigned for each tenant. Duties of the property manager include accommodating all reasonable maintenance requests and complaints and ensure consistent tenant relations. Happy tenants are more likely to renew their rental contracts and make their monthly payments on time. This results in lower management costs and enhances the return on the property.

Exit Inspections:

By the time the tenant is ready to vacate the property, a thorough exit inspection will be performed to ensure the condition of the property. Necessary amounts will be deducted before the deposit is returned in case of any damages.

Utility Payments:

In some cases, the landlord could be held responsible for delinquent utility accounts left behind by the tenants. Oypro will contact the relevant authorities to ensure that the utility payments for the property are done promptly.

Property, Environment and Income Tax Declaration:

On bahalf of the landlord, Oypro will work to ensure that the landlord complies with all the tax liabilites associated with the property.
